have you ever wondered why so many

windows of our historic centers are

closed venice padova treviso verona

Rome windows in our centers

historians are closed for several reasons

the main reason is that the

owner does not have the resources

to deal with one

renovation

or simply do not feel like it

he is not in time he does not have the skills

very often then these properties are

succeeded from generation to generation

therefore the successors did not exist

busy I ask you another question

have you ever really wondered what

wants an international tourist when

comes to Italy

well I have spent a large part of mine

professional life to look for one

correlation between these two elements between

the closed windows of the historic centers e

the wishes of tourists when they come in

Italy

you will say are two elements that

apparently they do not have any

correlation between them but that if

intimately studied lead to a link

extraordinary that could create gods

economic and social benefits to ours

beautiful Italy unthinkable

returning to the question what they are looking for

really tourists when they come here

in Italy

I could verify that the answer is

very simple

they try to live the Italian dream

they look for the Italy experience in what

consists consists precisely in

look out from one of those windows

closed

maybe sipping a prosecco and

looking at a Renaissance square and

Baroque

after spending a day for them

Venice streets want to dive

in history thinking that right there in

that square have lived actors

poets musicians want to hear them

vibrations of a market in ours

historic centers full of typical products

of screams of people want to think about that

just nearby there is a restaurant

typical or a starred restaurant that

they could only dream

reading it in an extraordinary guide

the whole world is available to pay

even the large numbers to be able to

stay in those closed windows but

in reality they can not do it because

these accommodations are not available e

maybe they are forced to go to the hotel

out of the historical centers in hotels that

they are able to satisfy them

needs in curiosiamo c with a little

of numbers in Italy there are 34.4 million

of housing about 19.8 million

these houses are our homes

houses with which we live with ours

families to our first homes if then

we remove a part of houses destined to

free uses or different uses

we realize that there are 6 million

of houses in Italy that are not

used

let’s look at what happens from a point of

tourist sight

Italy has 400 million admissions

tourism per year 400 million only

eight percent of these presences

tourist lodges in apartments in

tourist lease available

for gold against 25 percent of the

European media but what is happening to

happening what I told you before

6 million homes are not

6 million tourists are available for these tourists

of housing are not available for

these for professional experience or

renovated about fifteen

buildings scattered around the major cities

Italian tourists

you know what this one meant

increase of 50 thousand tourist presences

in our historical centers that means

that are 50 thousand people who have gone

to eat in our restaurants that

they went to visit our markets

who have consumed in our centers

historians

we have taken tens and tens of

young people who have been busy

hospitality hospitality

maintenance not to mention studies

professionals who have done the

designs and businesses that have

worked on this project and if

multiply all this for you

hundreds and thousands of properties in

these conditions in Italy to one

understand that we would have found a lot

probably a solution

tomorrow morning

to shock our economy

it is at our occupational level

think about how much is indicative of the

socio-economic well-being

the state of conservation of ours

heritage

It is as if our heritage

real estate perhaps the unit of measurement of the

our well-being

but then what can we do for

favor this process of

urban redevelopment in our

historical centers

I think that the renovation and the

restoration should no longer be seen

as a privatistic activity

but an activity that brings a benefit

audience something of public and res

for this reason the state for example should

provide funds dedicated to these

renovations or banks for

see mortgage loans

definition of property is how much of

more wrong I heard in life

my

actually the buildings

we are in this wonderful theater are

of real living organisms e

they have been witnesses for hundreds of

years in our revolutions of ours

social changes in the succession

of the generations have resisted

earthquakes technological innovations

social riots that can be thought of for reasons

professional

I had the opportunity to visit

hundreds of empty properties

you know what the characteristic is

peculiar of these minutes

they smell all the same

very peculiar smell just a

testify that they have a soul that

they have a heart that they have one

personality a building closed in

our historic center represents one

wound at the heart of our society e

everything that represents the

construction of new volumes without

think to fill our gaps is

an activity that should do us

reflect

Italy is our lifeblood and the

real estate is the true one

spine you know what is mine

dream is to walk for a

historic center and find all the

windows wide open

we reopen our windows to the world

thank you

[Applause]
